Welcome to the NHBC Standards 2023

Welcome to NHBC Standards 2023. This new edition will apply to every new home registered with NHBC where the foundations have been laid on or after 1 January 2023.

At NHBC we are committed to increasing confidence in the construction quality of new homes, by keeping pace with the needs of the industry, the regulatory environment and anticipating changing consumer expectations.

Our dedicated Standards team have spent the past year applying their expertise to a robust review of all the technical content and working with stakeholders from across the industry to ensure it continues to provide the required support and guidance.

There have been many considerations this year which have resulted in significant changes and updates to several chapters by our Technical team. These include:

  • aligning with British Standards, including BS EN 1992, BS 8666 and BS 8102:2022
  • updates to both concrete upper floor design and timber/joist deflection limits and to the weathertightness of windows, doors and glazing
  • new guidance on the provision of horizontal movement joints on masonry clad buildings and on supporting single leaf garage walls
  • addressing the Low Carbon Agenda by:
    • increasing cavity wall widths due to improving thermal performance standards
    • a focus on renewable and sustainable technologies to reduce carbon footprint and provide alternative heating sources.

The Standards will continue to help builders and developers deliver the highest possible new home standards and support the continuous improvement of the quality of new homes.

Through NHBC Accepts, our comprehensive review service for innovative systems, we are supporting the growth of Modern Methods of Construction (MMC). We are developing our Standards in line with this emerging sector, while also ensuring builders, investors, lenders, and homeowners all have the confidence that innovative construction systems have been rigorously assessed and can be used in homes covered by our Buildmark warranty.

New homes built today are safe, comfortable and increasingly sustainable. NHBC will continue to support the industry to address climate change, the environment and broader sustainability issues.

I am confident that you will find our new Standards a useful reference point as we all work to build safe, high-quality homes for everyone.
